Plans for a new ~14,000 sq.ft. daycare approved by Douglas County
The new school is located at the western end of the Sterling Center parking lot
Primrose is coming!
For those who have been waiting for updates about schools and daycares, I have good news. In December plans for a new Primrose school were approved by Douglas County. Now Primrose can apply for building permits and start the construction process.
Preliminary elevations of Primrose from a December 2020 filing
The proposed building is 2-stories tall and will be located at the western end of the Sterling Center parking lot. Site plans show the facility could have three playgrounds - one for early preschool, one for preschool, and one additional general playground, with a variety of play structures for children.
Playgrounds shown on the top and the bottom of the site plan
On the parking front, it appears there's a surplus of parking spaces in the Sterling Center parking lot and 20+ on-street parking spaces along Piney River Avenue and Taylor River Circle. The number of spaces required for the daycare is based on licensed enrollment, so the total number of parking spaces for Primrose will likely go hand-in-hand with how many children the center serves.
Primrose is a national family of accredited early education and care schools serving infants through kindergarten, after-schoolers, their families and communities. Primrose has over 20 locations in Colorado alone. The Sterling Ranch location is operated by a family that lives in Sterling Ranch (yay!) and has operated several other Primrose locations in Colorado.
Here at the Roundup we don't yet know what services Primrose will offer, but we do know the facility is for infants through age 5. We'll have to see what Sterling Ranch's Primrose ultimately offers when it opens, but I know a lot of our friends and real estate clients here at Focus Real Estate will love having another early education option close by.
Sterling Center site plan
I have 3 young boys and having been through the daycare search process several times, I can say anecdotally Primrose is one of the more sought after daycare facilities in the Denver metro. So I'm thrilled that Primrose is coming to Sterling Ranch!
What happens next? We're expecting Primrose to break ground this month and hopefully complete construction by January 2021. Of course this is an estimated timeline, and construction delays and the like are always possible. If all goes to plan, expect early enrollment/reservations to start in early 2022. There will be a sign on the site with a phone number to call for pre-enrollment information.
We'll update everyone on the Sterling Ranch Roundup Facebook page when we have more details about the project!
