New luxury townhomes start in the $300Ks; August 2020 completion

Dream Finders reveals pricing and location for Sterling Ranch's first townhomes

The 3 bedroom, 2.5 bathroom Terrain floorplans start at $389,990, and include a 2 car garage


I know focusing on real estate feels odd right now, but given real estate has been deemed an essential business, as well as the amount of selling and construction activity we've been seeing in Sterling Ranch and Denver generally, I wanted to write a post about one of the bigger recent real estate developments in Sterling Ranch.


Before I dive in, I did want to mention how inspiring its been seeing Sterling Ranch unite and organize the past few weeks. We're obviously in a scary and unique time, but one glimmer of hope I've seen is how strongly the community has galvanized around helping healthcare workers, creating masks, and practicing social distancing.

With that said, on to the real estate!


Dream Finders Homes recently released pricing and the location for Sterling Ranch's first townhomes. Dream Finders has two floorplans - the Terrain and Foothills.

The Terrain townhomes are 1,420 square feet with 3 bedrooms and 2.5 bathrooms. They're 2 stories and have a 2 car garage and start at $389,990.

The Foothills townhomes are 1,459 square feet with 3 bedrooms and 2.5 bathrooms. They're also 2 stories and have a 2 car garage and start at $399,990.


One of the bigger differences between the two floorplans is that you can add a gourmet kitchen, optional loft, and optional study to the Foothills floorplan. For the Terrain floorplan, you can only add a gourmet kitchen.

The townhomes will be located on open space in Sterling Ranch's second community, Ascent Village. Here's the location. I also included a larger community map at the bottom of this post.


Here at Focus Real Estate we often hear a strong desire from our friends and clients for Sterling Ranch home options in the $350,ooo - $450,000 price range.

Foothills floorplan

While Lennar occasionally has single family home Elements Collection quick move-in homes priced in the mid to low $400,000s (the Elements homes are usually 3 beds, 2.5 baths, ~2,050 sq. ft., 2 car garage; they're also one of the best new home values in Denver in my opinion), there aren't many options below $500,000 right now in Sterling Ranch.


This makes Dream Finders' townhomes a compelling option.

In terms of timing, Dream Finders hasn't released dates yet. That said, there are two spec townhomes coming online with completion dates in August 2020. So our current expectation is that many of these units will be completed in late 2020 and early 2021.


Each of these spec townhomes is available for purchase right now.


One spec townhome is located at 8057 Yampa River. Here's the builder description of what's included:
