How does a $90,000 discount sound? 45 new Littleton homes for sale

Over 45 quick move-in homes are for sale in Sterling Ranch, many with discounts/incentives

This 3,168 sq. ft. Lennar ranch at 7984 Gore Creek was listed at $880,463 and is now $790,000


As your local Sterling Ranch realtor, I'm always tracking new home sales incentive programs for our friends and clients. Believe it or not, but not all incentive programs are widely promoted (more on that here). Also, some incentives are only available for a short time. For example, for only one week last year one of Sterling Ranch's builders was offering a free covered patio if you signed your purchase contract that week.

This Meritage at 8478 Garden City was reduced from $625,290 to $589,990

Regardless, we're entering a great time of year to buy a new home in Sterling Ranch!


Between Lennar, Taylor Morrison, Meritage, and Sterling Ranch's other builders, there are more than 45 "quick move-in" homes that are completed or close to completion, many of which have been discounted or have other incentives attached to them.


For example, right now Taylor Morrison is offering a free refrigerator and washer/dryer through the end of the year with the purchase of a new Taylor Morrison home (subject to additional terms).


Lennar is offering $5,000 if you finance the purchase of a Lennar home through its preferred lender (subject to additional terms), in addition to discounts on certain homes.


And Meritage is offering "closeout" pricing on its remaining inventory of quick move-in homes.

This 4 bed/3.5 bath 3,101 sqft Meritage at 8439 Estes Park was reduced from $672,090 to $639,990

Keep in mind builders aren't in the business of holding large inventories of completed homes, which is one of the reasons we're seeing so many discounts/incentives right now. Add in the fact that we're approaching the end of the year and builders are trying to sell as many homes as possible for stock price, tax, and other reasons, as well as the fact that Sterling Ranch's next neighborhood - Ascent Village - is gaining steam and more new homes are on their way, and, well, let's just say for the next month or so it's going to be a great time to be a buyer in Sterling Ranch!
