While a number of buyers in Sterling Ranch elect to build their own homes, there is another way to purchase a home in Sterling Ranch - with incentives, and quickly. Sound too good to be true? Well, new communities like Sterling Ranch in Littleton often have "spec" and quick move-in homes that become available for purchase for various reasons. Sometimes a buyer's contract falls through; other times a builder will start construction on a home before there's a buyer because the builder is pulling permits for an entire block simultaneously; other times labor or materials are available at preferred pricing and the builder wants to exploit the arbitrage opportunity.


I personally love quick move-in and spec homes because my buyers get the benefit of purchasing a brand-new home with all the latest and greatest features and technologies - without having to wait for 6-12 months for the home to be built. It's the best of both worlds!


Here are 10 near-finished and finished homes available for purchase today in Sterling Ranch. Keep in mind this is not an exhaustive list - spec home inventory changes weekly. Last, several Sterling Ranch builders like Wonderland, Richmond, and Lennar, among others, offer incentives such as closing credits and preferred lender credits, so deals can be had, even in Denver's hot real estate market!


Wonderland

There are currently 4 homes ready for immediate move in. As one example of a Wonderland quick move-in, here's a Roundup post on the 4 bedroom Cardinal listed for $695,035. Located in Providence Village at 9867 Hilberts Way, Littleton, Colorado, the Cardinal has a courtyard, both a gigantic loft and a main floor study, a chef-plan kitchen, two patios, a breakfast nook, and a 1,260 sq. ft. unfinished basement.
